En effet, apr\u00e8s accord verbal entre vendeur et acheteur, un avocat ou notaire \u00e9tablit une promesse de vente sign\u00e9e par les parties.<\/p>\r\n\r\n\r\n\r\n<p>Selon les souhaits des parties, le cabinet d\u2019avocats sp\u00e9cialis\u00e9s en affaires immobili\u00e8res en charge devra r\u00e9aliser les v\u00e9rifications n\u00e9cessaires avant de pr\u00e9parer la promesse de vente.<\/p>\r\n\r\n\r\n\r\n<p>L&rsquo;acqu\u00e9reur fait ensuite un d\u00e9p\u00f4t de garantie, versant un acompte au vendeur ou \u00e0 un tiers, et le vendeur s&rsquo;engage \u00e0 vendre sa propri\u00e9t\u00e9 selon les conditions \u00e9tablies dans la promesse de vente.<\/p>\r\n\r\n\r\n\r\n<p>Les parties signent la promesse en pr\u00e9sence du notaire.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">V\u00e9rifications requises<\/h2>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Enqu\u00eate sur l&rsquo;\u00e9tat juridique de la propri\u00e9t\u00e9<\/li>\r\n\r\n\r\n\r\n<li>V\u00e9rification de la situation g\u00e9ographique exacte par un g\u00e9om\u00e8tre<\/li>\r\n\r\n\r\n\r\n<li>V\u00e9rification de la possibilit\u00e9 d&rsquo;utilisation et de transfert de la propri\u00e9t\u00e9<\/li>\r\n\r\n\r\n\r\n<li>Enqu\u00eate sur l&rsquo;\u00e9tat de l&rsquo;environnement de la propri\u00e9t\u00e9<\/li>\r\n\r\n\r\n\r\n<li>V\u00e9rification de la capacit\u00e9 et qualit\u00e9 du vendeur pour vendre la propri\u00e9t\u00e9<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>Ensuite, les parties signent le contrat de vente d\u00e9finitif toujours devant le notaire.<\/p>\r\n\r\n\r\n\r\n<p>On d\u00e9pose ensuite ce contrat au bureau de la Direction G\u00e9n\u00e9rale des Imp\u00f4ts Internes (DGII). Celle-ci v\u00e9rifie que le vendeur est \u00e0 jour de ses obligations fiscales et \u00e9value le montant de l&rsquo;imp\u00f4t de transfert (3% de la valeur fiscale du bien). La DGII d\u00e9pose ensuite le contrat de vente d\u00e9finitif et le certificat de titre de propri\u00e9t\u00e9 au Registre des Titres. Une fois l&rsquo;achat inscrit au Registre des titres, l&rsquo;organisme en \u00e9met un nouveau au nom de l&rsquo;acqu\u00e9reur. Celui-ci devient donc propri\u00e9taire du bien.<\/p>\r\n\r\n\r\n\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">Imp\u00f4t sur la propri\u00e9t\u00e9 immobili\u00e8re (IPI)<\/h2>\r\n\r\n\r\n\r\n<p>Les biens immobiliers dont les propri\u00e9taires sont des personnes physiques sont soumis \u00e0 l&rsquo;IPI dont le taux s\u2019\u00e9l\u00e8ve \u00e0 1% par an sur la valeur accumul\u00e9e du bien.<\/p>\r\n\r\n\r\n\r\n<p>Pour les terrains avec construction, 1% est calcul\u00e9 sur sa valeur au del\u00e0 de 7.138.384 pesos (environ 120 000 USD), chiffre mis \u00e0 jour chaque ann\u00e9e.<\/p>\r\n\r\n\r\n\r\n<p>Pour les terrains sans construction, 1% est calcul\u00e9 sur la valeur de l&rsquo;immeuble sans l&rsquo;exon\u00e9ration.<\/p>\r\n\r\n\r\n\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<p>En conclusion, investir en R\u00e9publique dominicaine est largement favoris\u00e9 gr\u00e2ce \u00e0 des d\u00e9marches bureaucratiques r\u00e9duites. Le pays a cr\u00e9\u00e9 un environnement hautement r\u00e9ceptif aux investisseurs \u00e9trangers.
